We would like to recommend GB-Drew Ltd Surveyors and Valuers as providers of Valuation and Surveying Services. From their offices in Amersham, the two partners Stephen Drew MRICS and Geoff Bates FRICS are able to provide good coverage of London and the Home Counties.

They are both Chartered surveyors with a wealth of knowledge on property matters. The company was formed in 2006 from the merger of their existing businesses.

Valuation Reports

The Valuation Service is designed to provide an opinion of the Market Value of a property at a given date, taking into account its age, type and location. It is not designed to be a report on condition. Private valuation reports can be provided to individuals. Also residential Mortgage Valuation reports can be provided to most High Street lenders via the Chancellors Network.

RICS Home Buyer Survey and Valuation

This is a more in depth report to provide a potential purchaser with an over-view of the general condition of a residential property. The standard of inspection and the format of the report are set out by the Royal Institution of Chartered Surveyors (RICS). The Home Buyer Service contains the following elements:-

  • An inspection of the property
  • A concise report based on the inspection, covering all the main visible elements of the property, where necessary recommending specialist reports. Also the report highlights certain legal matters which the client should ask their legal advisers to investigate.
  • The Market Valuation and Reinstatement Cost

Building Surveys

Building Surveys are bespoke reports giving a more detailed break-down of the condition of a property. The standard of inspection and reporting is generally more in depth than a Homebuyer Report. The format of the report is determined by the Surveyor concerned. These kinds of report are useful for more unusual properties, older properties and properties in poor repair.

Dilapidations Advice

This is advice available to landlords and tenants in determining and negotiating obligations at the start and end of a lease: both schedules of condition and dilapidation may be provided.

Rating Advice

With the 2005 Revaluation coming into effect, new rateable values will need to be examined and if necessary appeals lodged. Negotiations with the Valuation Office can be undertaken to ensure that errors in the Valuation List are speedily corrected. We are able to provide advice on most aspects of Business Rates.
